How to get started in property investment? Your first three steps
Step 1: Attend a FREE Fielding Financial property seminar
A mistake many people make when venturing into the world of property investment is going in without a sound strategy. Some get swayed by a ‘gut feeling’ about a certain property or area. Others get excited about a success story they have read in a tabloid supplement, or hear, while down the pub, about a friend of a friend of a friend who became an overnight millionaire through flipping a property.
This is a sure fire way to lose money and become disillusioned about property investing.
The good news is that there is a more dependable – and completely free – way you can start your property investment journey. All it will cost is a couple of hours of your time and perhaps some fuel or a bus or train fare.
Backed by more than 14 years of experience in property investing, Fielding Financial host regular two hour seminars throughout the year, in a variety of venues across the country. Here you will receive qualified information and advice from real property investors and experts about how to get started in property investment.
You will have the opportunity to ask any questions you might have, and you will leave the seminar with everything you need to get started in the right way.
Step 2: Choose a strategy
In order to know how to get started in property investment, you need to have a broad idea of which strategy you want to start off with.
There are two basic paths you can take with property investment. The first is buy-to-let, where you purchase property in order to collect rent. The second is capital development, where you refurbish or renovate a property to sell at a profit.
Most other property investment strategies are a variation of one of these paths or a combination of the two. For example, you might let out flats in a House in Multiple Occupation (HMO) or buy and fit out commercial properties for resale.
Once you’ve decided on your initial strategy, it’s time to develop your knowledge further.
Step 3: Deepen your knowledge
Every property investment strategy has its own rules and guidelines for best practice, so whether you are opting for letting student accommodation, or flipping a waterfront development, you will need to deepen your knowledge in that specific area.
Fielding Financial offer a range of specialist courses with in-person, live online and home study options. Gill Fielding’s book ‘Solving the Property Puzzle’ also offers some in-depth guidance on how to get started in property investment.
A professional property investor also has a responsibility to stay updated on everything that is happening in the property market, both generally and in their chosen niche. It goes without saying that only reputable sources should be given serious attention (e.g. RICS, Halifax, quality newspapers, Bank of England, ONS, FCA, etc.)
Now you know how to get started in property investment, it’s time to take some action. This is a great way of proving to yourself how committed you are to your financial freedom.
